BULLEYS INDUSTRIAL DEALS IN HORTONWOOD

Acting on behalf of I2R Packaging Limited, Bulleys assisted in purchasing the former UK Greetings facility at Hortonwood 30 which extends to approximately 58,977 sq.ft. (5,479 sq.m.) and provides two storey offices and warehousing with a minimum eaves height of 6 meters. A separate car park and access area is provided together with expansion land of around 0.57 acres (0.23 ha). I2R manufacture a comprehensive range of wrinkle wall and smooth wall semi-rigid aluminium foil containers used throughout the food industry and have relocated to Hortonwood from Stafford Park. Together with their partners, Contital SRL, I2R supply aluminium trades in the UK, Eire, Continental Europe, Middle East, North America and Asia. Knight Frank represented the Vendor.
 
The second substantial deal to have been concluded by Bulleys recently was the letting of Premier House, Hortonwood 7 to International logistics company Amco Services (International) Limited, who have taken approximately 72,245 sq.ft. (6,712 sq.m.) comprising of 3 interconnecting industrial bays, two-storey offices and car parking on a secure site of around 2.5 acres (1 ha).. Barry Lumsden of Amco stated, “AMCO are delighted to increase our presence in Telford. Our partnership agreement with Force Protection Europe Limited has enabled us to finally put down firm roots in the area, bringing new employment and establishing another AMCO 3rd party logistics facility. We believe that the Telford catchment area will form a significant part of AMCO's sustained and continued growth. We would like to thank Matt Tilt and his team for their excellent support and service. We would also like to thank the Directors and Staff at WM Shutters Limited, for facilitating an incredibly quick mobilisation program at Premier House".
 
Both deals were overseen by the Head of Bulleys Telford Office Matthew Tilt who was enthusiastic in stating, “We have taken great pleasure in assisting I2R packaging with their search for freehold premises and the acquisition of the Hortonwood 30 building will result in an expansion of their operation which is excellent news for Telford. Similarly, having secured a storage contract, Amco were on a tight timescale to identify a suitable property and we were delighted that a lease could be agreed that was mutually beneficial to both landlord and tenant on a property that was not openly on the market. We are in discussions with a number of enquirers seeking large properties in Telford and we are optimistic that we will be in a position to report further good news in the near future”.
